    • A site visit is required to inspect the comfort cooling equipment, adhering to the sampling requirements outlined in the EPBD Guidance

    • The onsite inspection generally consists of non-invasive visual assessments. Nevertheless, further inspection will be necessary for specific equipment, including air handling units (AHUs) and units situated above the ceiling

    • The inspection process includes capturing photographs of the cooling plants, their serviced areas, and any accompanying support documents.

    • As standard, ACOC provides enhanced reports utilising the Ace Wizard software, enabling end users to access significantly more comprehensive, detailed, and actionable data.

    • You'll usually receive your inspection report and certificate within 1-2 working days, but the exact timeframe can vary. This is because the complexity and number of sites with installed equipment can increase the processing time, potentially up to 10 working days for larger projects.

    • The report and certificate will be available as a PDF, accessible at any time through Find An Energy Certificate

  • The certificate is a formal acknowledgment that your air conditioning system has undergone the required inspection. It typically includes:

    ✅ The address of the building
    ✅ Details of the air conditioning system (e.g., size, type, and capacity)
    ✅ The date of inspection
    ✅ The date of the next inspection due
    ✅ The name of the accredited energy assessor who conducted the inspection

    This certificate must be lodged on the Landmark Register and is legally required for building exceeding the 12kW threshold

  • The report is a detailed document outlining the findings of the inspection and recommendations for improving efficiency and reducing energy consumption. It generally covers:

    System overview:

    • Equipment details, cooling capacity, and design intent.

      Inspection findings:

    • Overall condition of the system

    • The TM44 report is not a pass/fail assessment—it identifies areas for improvement.

    • The report is valid for 5 years from the inspection date.

    • You must make the report and certificate available to building occupants or any potential buyers/tenants.

    • You are under no obligation to implement any of the recommendations provided in the report.
